Sourcing, diligence, deployment. Most land does not survive step one.
Sourcing 01
Brokers, operators, and members bring us land across development, mixed-use, regenerative agriculture, and rural proptech. Most of it never reaches a member. Every one that does has been through LandFAX™ and LandYIELD™ first.
150+ opportunities reviewed monthly
Diligence 02
LandXOS™ returns LandYIELD™ cash-flow forecasts, LandFAX™ title and environmental reports, soil health analytics, water rights scoring, and comparable transactions. You read the source records, not a seller's summary.
A-grade only
Deployment 03
Co-invest beside members who have read the same file. Then walk it: quarterly field days on active projects, the annual summit, and a private room of operators, agronomists, and developers.

LandXOS™ · The underwriting layer
Land is the oldest asset and the worst documented: county portals, scanned PDFs, and a broker's word. Capital deserves better ground to stand on, and the ground deserves better capital.
LandYIELD™ forecasts ten years of cash flow and appreciation, and shows its assumptions. It models highest-and-best-use valuation, lease dividends, and development timelines, so your committee reads the same file you do.
“LandANGELS has completely changed how I think about alternative investments. The quality of diligence through LandXOS is unmatched in the industry.”

LandFAX™ pulls the deed chain, liens, easements, water rights, and mineral severances straight from county and state records, then flags every open exception. Environmental screens and flood, wetland, and soil maps ride along in the same report.
“The LandFAX report caught an unrecorded easement our own counsel missed. That alone paid for the membership.”

LandSCORE rolls title, water, soil, access, and forecast yield into a single 0 to 100 grade so a committee can rank deals side by side. Every input is shown, and the grade moves as diligence closes exceptions.
“We used to argue about which deal to look at first. Now we sort by LandSCORE and start at the top.”

SoilScore samples organic matter, infiltration, and biology across the parcel, and CarbonFlux tracks sequestration against a verified baseline. Together they underwrite regenerative premiums and carbon revenue with field data your committee can audit.
“CarbonFlux turned a line item we used to ignore into a second cash flow on every regenerative deal.”

FAQ

Accredited investors, family offices, and partners, each verified through third-party accreditation before any allocation is offered. Only 40 new members are accepted in 2026.
Most deals open at $50,000 per member. Founding Angels and family offices can take larger allocations, and syndicated positions let Angel Members split a ticket on the deals they vote through.
The application takes about four minutes. Accreditation is verified by a third party, and you hear back within 10 business days. Seats are reviewed on a rolling basis until the 2026 cohort is full.
Associate is $1,497 a year, Angel is $4,997 a year, and a Founding Angel seat is $9,997 once, for life. Every tier is billed in USD, and first-time members have 30 days to change their mind and take the money back.
LandSCORE grades a parcel from 0 to 100 across title, water, soil, access, and forecast yield. A and A+ deals have cleared every LandFAX™ check with no open exceptions. B-grade deals are still in diligence and are shown so members can watch them mature.
Yes to both. Members and operators submit land through the LandXOS™ dashboard, where it enters the same 150-a-month sourcing filter as everything else. Referred investors go through the standard application and accreditation check.
